Taxes and real estate in Portugal

A lot of people are asking me about taxes in Portugal, so here is some important and essential information about taxes!

Some notes for you:

IMT 7.5% + 0.8% stamp tax duty

It is possible to waver this if you buy through a property investment company under the condition that you sell the property under three years and re-invest the capital.

Non résident in Portugal the tax for purchase 28% which is applied to the value that is added . (Capital gains)

If you are a Portuguese fiscal resident :

a) sale of your main residence – total reinvestment of the capital of the sale of the property , then you are not subject to paying taxes on the capital gains.

b) Sale of your main residence – partial reinvestment of the sale – you will be taxed proportionally on the amount that is not reinvested This amount will be applied to 50% of the capital gains.

c) Sale of secondary residence :

You will be taxed on 50% of the capital gain.
