Foreigners are able to buy property in Ibiza with a tax identification number, known as a  Número de Identificación de Extranjero (NIE). Applications can be made at the Spanish  Embassy in the buyer’s home country or at the Oficina de Extranjería in Ibiza. Appointments are often required, and processing times may vary, so early planning is advisable.

Ibiza remains more expensive than the other Balearic Islands, with sustained high demand and limited inventory. However, this is matched by exceptional property quality and investment resilience. The Beckham law

Ibiza offers benefits under the Beckham Law, which is a tax regime for foreigners who begin living in Spain following a job offer. This policy allows foreigners to pay fewer taxes on their salary in the country and even allows individuals to be classified as non-residents. Ultimately, if you meet all conditions required, you will be taxed through income tax as a non-resident of Spain with a flat rate of 24% for up to 600K Euros, regardless of income, as opposed to the standard progressive rate of 48%.

Spain’s Golden Visa program

The Spanish Golden Visa program, originally created in 2013, allowed non-EU investors to obtain a valid residency permit in Spain by making a qualifying investment, most commonly through the purchase of real estate worth at least €500,000.

However, as of April 2025, the Spanish government has officially ended the Golden Visa program, particularly the real estate route, due to concerns about housing affordability and speculative foreign investment. 

What has changed?

  • The real estate investment option is no longer available.
  • The government has discontinued the issuance of new Golden Visas linked to property purchases.
  • Existing Golden Visa holders may still renew under prior rules, but no new applications are accepted under the former framework.

While the traditional Golden Visa route has been closed, Spain still offers other immigration pathways for foreign nationals:
